The Time to List is NOW!

On Sunday I was hosting an Open House on one of my listings. The home is a three bedroom, two bathroom home with just over 1600 square feet and listed at $158,000. Perfect for a First Time Buyer.

As guests visited the home I noticed that one question kept coming up. "Can the sellers close before November 30th?" The answer was yes. But more importantly, why are buyers asking this question before even touring the property?

Because first time buyers are trying to beat the clock on the First Time Buyer Tax Credit, many are now qualifying the home based on the sellers ability to meet that deadline as well. Quite simply, buyers are not even looking at homes that cannot close on or before November 30!

During the last 30 days, 147 homes listed below $225,000 in Edmond received and accepted an offer. During the same 30 day period last year only 120 homes went under contract.

If you have a house that would likely list under $225,000, you have a house that would likely attract these first time buyers that are on a mission to find a home in time to qualify for the First Time Buyer Tax Credit. You have probably heard all about the $8,000 First Time Buyer Tax Credit, right? I'm sure you even know that to qualify for the First Time Buyer Tax Credit you have to close on a home before November 30, right?
That may seem like a lot of time to buy a house. Heck, there's still football games and Thanksgiving before the end of November!
Actually it's not. Did you know that in the Oklahoma City real estate market it typically takes 30-45 days to close on a home once a contract has been agreed upon by the buyers and the sellers? That's right 30-45 days. Why so long? Time must be allowed for you, the home buyer, to inspect the property. Your lender needs time to process your mortgage and the title company needs time to bring all the title work up to date.
What does that mean to you if you as a first time buyer, hope to purchase a home in time to qualify for the $8,000 First Time Buyer Tax Credit? It means you should target October 15, 2009 as your deadline to enter into a contract. So, from today you have just 30 days to find your first home.

When Your Boxes are Unpacked



Have you recently relocated to Edmond or NW OKC? Or maybe you are still in the process of the big move! Either way, let me be among the first to welcome you to our community. I have lived here for over 12 years and have found it to be a wonderful place to live.

But the truth is moving into a new community can be difficult and stressful. So I want to let you know about a FREE class called "When Your Boxes are Unpacked." This class is offered by the Memorial Road Church of Christ for women new to the community.

Top Libertyfest Activities in Edmond




The Edmond Liberty Fest has been recognized nationally as one of the best 4th of July celebrations in the country. The week long event begins on July 28 and concludes with a bang on July 4th. There are many activities and events planned throughout the Edmond event. It would be hard for a busy family to do it all. Here are my top events during the festival;


  • Taste of Edmond on June 28. Have to start with food! We have always made a point to include this annual event to our holiday plan. For just $10 you receive a wristband that allows you to sample food from area restaurants. This year you will be able to sample from Applebee's, BRAVO!, Broome's Fried Pies, Charleston's Restaurant, Chili's of Edmond, Earl's Rib Palace, Edmond Medical Center Catering, Flatire Burgers, Freddy's Frozen Custard, Full Cup, Hideaway Pizza, Hobby's Hoagies, Humble Pie, IHOP, Interurban, Jason's Deli, Jimmy John's, Le Cep, McAlister's Deli, Mimi's Cafe, Oklahoma Station BBQ, Opus Prime Steakhouse, Othello's of Edmond, Papa John's, PF Chang's China Bistro, POPS, Rib Crib, Steve's Rib, Ted's CafĂ© Escondido, The Catering Co., The Pita Pit, UCO Dining Services, and Zarate's Latin Mexican Grill. So come hungry! The event starts downtown Edmond at 6:30. Sorry, pets need to stay home for this event.


  • Road Rally on June 28 at 11:00. I have always wanted to do this but have not had the opportunity! You start the rally at the City Administration Building parking lot. You are given questions and the answers lead you along your route. I just love trivia and think this would be so much fun!   • Chalk it Up on July 2 at 10:00 at the Edmond Festival Market Place. There are some amazing chalk artists of all ages in Edmond! Arrive early to register for a chalk space as they go quickly. Even if you don't want to participate in the drawing contest, it is worth the trip to see the artists in action! While there you and the family can enjoy music, a moon bounce, and food.


  • The Parade! July 4 beginning at 9:00. This is don't miss event for Edmond for sure! Try to head out a bit early to stake your claim along the route. The parade route is 1.5 miles, Click Here for the route map. Pack lots of water too. In addition to the usual marching bands and floats you will see the Edmond Boy Scouts carry the enormous US flag, decorated bikes and more. By the way keep an eye out for the CENTURY 21 Goodyear Green fire engine! Give us a wave!


  • Fireworks! July 4 beginning at 10:00 from UCO campus. This is the largest fireworks display in the metro and well worth it. While the display can be seen throughout Edmond, (we usually watch from our backyard) you will be able to bring a blanket, lawn chair, and picnic and sit in many grassy areas of the campus. There is no seating in the stadium.
